1. Operating model
RealStarGlobal never depends on a single feed. Each record carries provenance (source, licence, retrieved-at, refresh cadence) and the pipeline layers sources by freshness and authority: customer-submitted listings for availability and pricing, official registries for ownership and tax data, federal and state agencies for GIS context, Acquirepad and press for deal activity, and licensed aggregators only where public data is closed.

Retrieval methods
- Live services (ArcGIS REST, WFS/WMS): drawn on demand for GIS layers; cached by tile/bbox; no copy stored beyond cache TTL where licences forbid it.
- Bulk pulls: scheduled downloads of assessment rolls, parcel extracts, transaction files → loaded into the warehouse with a diff against the prior version.
- APIs & MCP: Acquirepad activity, Census ACS, EPC/energy registries, geocoders.
- Licensed feeds: where ownership is closed (CA, GA, most of Canada, UK titles, German Grundbuch), a commercial provider fills the gap under contract.
- Customer intake: listings, photos, floor plans, documents posted by paying customers; verified by research staff.
Maintenance cadence
- Continuous: listings, Acquirepad deals, tile services.
- Weekly: DC, Texas CADs (HCAD/DCAD/TCAD), Montana, King County, Dubai transactions, EPA FRS.
- Monthly: most statewide parcel programs, FEMA LOMRs, MD SDAT, NJ MOD-IV, NYC PLUTO (quarterly).
- Annual: FDOR roll, NTAD, EIA, HIFLD, NLCD, ACS, WI/IN/MA statewide.
- Every source has an owner, an SLA, a freshness monitor and an automatic “stale” badge in the app when a refresh is missed.
Quality & compliance
- Schema validation, geometry checks, outlier detection on values and SF, address standardization (USPS/OSM/BAN/PAF).
- Change detection stores before/after for every field — this feeds the app’s “Changes” tab and loan/ownership alerts.
- Licence registry per source: redistribution rights, attribution text, owner-name restrictions (e.g. several CA counties, German Grundbuch), retention limits.
- Privacy: owner names shown only where the source permits; GDPR/UK-GDPR lawful basis for EU/UK personal data; opt-out handling.
2. United States — state by state
Parcel geometry, ownership and assessed values are the backbone. Statewide program = one authoritative feed; County-by-county = onboard counties in order of commercial value; Statewide with gaps = statewide feed supplemented by local feeds. Services marked “verified” were fetched successfully on 2026-08-25; all others are documented programs whose current endpoints must be confirmed during onboarding.

Texas first (all 254 counties via TxGIO, CAD feeds for the six major metros, RRC pipelines, TxDOT counts), then the other verified markets (DC, NYC, NJ, Richmond), then statewide-program states in order of commercial inventory (FL, NC, MD, MA, WI, IN, TN, MN, UT, MT), then county-by-county states starting with their top-value counties (Cook IL; LA/San Diego/Santa Clara CA; Maricopa AZ; King WA; Fulton/DeKalb GA; Franklin/Cuyahoga OH; Philadelphia/Allegheny PA; Clark NV; Denver CO).

4. International jurisdictions
Outside the U.S. the cadastre is usually national or provincial, ownership is often paid or restricted, and transaction transparency varies. The listing service is designed so that paying customers can publish in any country from day one; registry data is layered in market by market.

Where no open registry exists (China, much of India and Southeast Asia, several Latin American and African markets), RealStarGlobal operates listing-first: broker and owner submissions, partner data-sharing agreements, and research verification. Ownership claims in those markets are labelled “unverified” until confirmed.

- Language: listing text stored as entered with machine translation for search; UI localization roadmap (ES, FR, DE, PT, AR).
- Addresses geocoded per national scheme (BAN, PAF, AddressBase, INEGI…); map imagery is global (Esri), GIS overlays added by market.
6. Delivery surfaces
The same warehouse serves the web workspace, the realstarglobal-mcp server (15 tools), reports, alerts and the listing feed. In the current prototype, listings post to the browser and can be published into the shared page; in production they write to the listings service (PostgreSQL + PostGIS, object storage for photos/documents, search index), which the map and MCP read.
