What a listing page actually contains

Free or paid, every published listing gets its own URL and a full page behind it: the building facts table, the space-by-space availability grid with size, rate, term and status, the tenant roster where one is known, sale history, the public record — parcel, assessed value, annual tax, zoning, deed history — a locator map, and an enquiry form that routes straight to the listing contact without asking the enquirer to register. The page carries schema.org RealEstateListing, Product and Offer markup and enters the sitemap on the next build, so search engines can read the size, the asking rate and the availability directly rather than inferring them.

A worked example

Take a 27-listing office cohort in Austin. A Basic listing sitting mid-pack on record completeness scores roughly 1.0 × 10 + freshness + completeness — call it 13. A Gold listing on the same record scores 4.6 × 10 + the same tail, about 49. Nothing else in the formula can close a 36-point gap, which is the honest answer to "does the package actually matter": inside a band, a better record wins; across bands, it does not.

The corollary is the one most advertisers miss. Buying Platinum for a listing with three photos, no suite breakdown and no published rate buys position on a page the listing then fails to convert from. How placement is calculated

Order = (package weight × 10) + (freshness × 3) + (record completeness × 2), descending. Freshness decays over roughly 24 months on market. Completeness counts whether building area, year built, available space, parking and amenities are populated — so a well-maintained free listing can outrank a neglected paid one within its own tier band, but not across bands.

How does a paid package change where my listing appears?

Every result set on RealStarGlobal is ordered by a placement score. The advertising package contributes the largest single term in that score — a Diamond listing carries 14× the placement weight of a free Basic listing — with listing freshness and record completeness contributing the remainder. Paid listings therefore appear above free listings for the same search, and the ladder runs Diamond, Platinum, Gold, Silver, Basic.

Do paid listings get their own landing pages?

Every listing, free or paid, gets a full server-rendered landing page with structured data, so it is indexable by search engines from the moment it publishes. Paid packages add media, syndication to partner marketplaces, and higher placement in on-site search and market pages.

Can I change package mid-month?

Yes. Upgrades take effect immediately and are prorated; downgrades take effect at the next billing date so you keep the placement you paid for.

What reporting do I get?

Across bands it cannot: package weight is multiplied by ten, which is deliberate and is what you are paying for.

What happens when I stop paying?

The listing reverts to Basic. It keeps its URL, its page, its structured data and its position in the sitemap — it simply sits below paid inventory again. Nothing is deleted and no history is lost.
